The property consists of approximately 44 acres of tropical, waterfront, and hillside land located on the north shore of the Island of Roatan in the area of Sandy Bay. Approximately 450 feet of sandy beach frontage adjoining the Caribbean Sea. 100 yards off the beach is the world’s second largest barrier coral reef, and the, the world famous 'Spooky Channel'. The view from the beach is north-northwest, and is a sunsets view. The property formerly ran as a resort and features a main house, Bungalows and tower building as well as office/gift shop and open air dining and restaurant area. The property consists of approximately 44 acres of tropical land, 38 acres of raw land on the hill side and 6 acres on the waterfront. This large parcel of land located on the north shore of the Island of Roatan in the town of Sandy Bay. It was once the site of the Bay Islands Beach Resort, but now is the home of Sand Castle Library. The island's main road runs through the property.

There is approximately 450 feet of sandy beach frontage adjoining the Caribbean Sea. About 100 to 150 yards off the beach is the world's second largest barrier coral reef, and the "wall" that drops off 1,000 feet in many areas, hosting one of Roatan's most popular dive sites, the world famous "Spooky Channel". The view from the beach is approximately to the north-northwest, and the sunsets are beautiful. On the south side of the road, there is 38 acres of desirable, but as yet undeveloped property that climbs up a grade and provides breathtaking views of the island and the sea below.
For over 17 years, the property was occupied by the Bay Islands Beach Resort, an all inclusive scuba diving resort with 15 hotel rooms, a full restaurant and bar, a complete scuba diving operation with a dive shop, 2 - 15 cfm air compressors, and a boat dock with five deep water slips. The resort closed in 2010 as the owners wanted to open a library and learning center.
The property features large, stately, white and red-roofed, 2 story, Spanish-style house, known locally for years as Casa Blanca, sitting on a hilltop overlooking the grounds, beach and Caribbean Sea. It had a full kitchen, common area, and six air-conditioned rooms each with full private baths
In addition to the rooms in Casa Blanca, there are two beach bungalows, each with two ground level guest rooms. They are of wood frame and block construction in the local, island style and are elevated about four feet off the ground. Each room had a bath, air conditioner, walk-in closet, built-in dresser, ceiling fan, chairs, proper lighting, and appropriate decoration. Each room opens to a private porch with outside seating and hammocks. Each building is situated among beautiful natural trees and local vegetation and has attractive views of the Caribbean Sea.
On the northeast corner of the property, about 60 feet from the Caribbean Sea, is a large, two story, wooden building containing four rooms, two upstairs and two downstairs. Each room has a full private bath with shower, air conditioner, walk-in closet, built-in dresser, ceiling fans, proper lighting, and appropriate decoration. Each room opens to a private porch with outside seating and hammocks.
Additional buildings include the former office and gift shop building with one air-conditioned room on the second floor, accessed by its own outside stairway. A large, octagonal building near the beach on the west side of the property was formerly the dive shop and dive gear storage room. It now serves the community as the Sand Castle Library. Next door is a second, smaller, octagonal building, which was used as a beachfront, open air, bar.
